Getting a real estate investment business out of a rut

I have a small 21/2 year old LLC that has been struggling with financial debt as well as growth with one obstacle after another. I have some ideas to pull forward with, but could really use some advise/partner to get this thing rolling. It has a lot of potential.

Exactly what type of real estate business are you in? If you post some more details and specifically what type of advice you're looking for, I'm sure that there will be some people on here to offer suggestions.

We have just developed a startup funding engine for distressed real estate. The concept is similar to Prosper.com and LendingClub.com - but for real estate, in that it's a social lending platform that enables U.S. residents to loan small amounts of money to fund the purchase of REO's in return for secured short term promissory notes. Our site is ready to launch and we are looking for one or two business partners on the real estate side, to complete the launch. Perhaps there is an opportunity here?

I am lookng for capital to purchase Bank owned properties for penny's on the dollar. I have about 10 available to me now. I'd like to purchase 4-5 asap. The are builder foreclosures now bank owned. All thru rough stages and ready for drywall and finished. I can aquire them for $25K-50K each with about $30K - 50K max to build out. I will refi or relist for $150K - $200K each. I will need 3- 5 months to build each out, running them simultaneously of course. I will refi or resell all within 1 year to buy out investor.

Anyone Interested or can help me please help/respond
