Looking for Investors.

Me and my fiance want to start flipping houses. We would like to know how to find a investor. I know all about construction and roofing. Any suggestions on how to get started.

Any investor will want to make sure you know your stuff, so the first step would be writing resumes for you and your partner, and writing a business plan for your business. The process will help you understand the strengths and weaknesses of your local real estate market, and how well you and your partner are prepared with skill to overcome the obstacles. You might want to consider getting yourself a SCORE mentor to help you write the plan and guide you. www.score.org. SCORE mentoring is free.

  1. Have lots of money
  2. A good credit score and access to lots of money
  3. Know other investors with lots of money
  4. Not many buyers are getting homes for 10 or 20% down any more. We had to give 80%!!. Find buyers with lots of money

    I speak from partial experience.

I have been flipping houses for 6 years and got started with nothing.

My very first deal I just got an option on a property in a divorce situation and then went out, found a buyer and made 25,000 in 35 days.

The best way to get started is to just take over peoples payments. In the current economic environment you can find hundreds of people that will literally sign over the rights to their property just to get out from under their mortgage.

Search Google and type in "real estate investors + any state." You may have to join forums to get access to your prospects. Just show them you are an authority in this field by giving useful comments...From there you can build your reputation and slowly get to your business. It's easier to pitch to people who know something about you than to those who know nothing about you and what you can do.
