I have a few great apartment complexes I would like to obtain. Priced way below market value. I'm looking to build relationships with private money lenders to help finance a few deals.

We received the following proposal:

Looking to fund any company/project/startup.100% debt financing for any company involved with an investment grade entity i.e. Purchaser, feedstock provider, govt agency/municipality, Contractor etc


Summary:

thank you, please understand, we need to be direct so as to get the agreements in place between the investment grade entity and the borrower for funding to occur.

I only need to know three things, (as our funding is very different from banks and equity groups:)

1. Is there an investment grade entity involved? I will confirm their name on Moody's or S&P

1. Just a paragraph or two telling me about the project, ROIs, specific numbers (other than the amount needed) are not important as long as it is $5million minimum, no maximums.

1. Where will the revenue streams be coming in from?


Detail:

US Insurance Companies w/20 year history. No lender or upfront fees! Our investors fund any project globally in 30 days. ONLY if you have an investment grade entity involved in your project.

The investment grade entity must be involved in your project to qualify and may be your purchaser, governmental agency, municipality, retailer, school or university, offtaker (power purchaser) O&M or technology provider, Contractor etc.

~$5 million minimum, no maximums.
~Rates fixed from 7 1/2% to 9 1/2% depending on the credit rating of the entity.
~Payments can be deferred up to 10 years until the project cash flows.
~This is a non-recourse loan, no liens placed on the project.
~First position left open for others if needed.

This is "credit risk" lending, not project risk lending which is why our investors fund projects which banks and equity funds will not.

Great for any development or project with investment grade entities involved including real estate, technology, medical, manufacturing, fuel, gasification, demonstration facilities, new technologies of all kinds as well as any energy project globally. Great for biomass, waste to energy, ethanol (with guaranteed revenue streams) oil and gas, solar, wind etc. This funding is not project specific but credit worthy specific. There are no liens placed on the project or assets, this is why your company needs an investment grade entity involved in order to qualify.

This fund is a large pool of US based Insurance Companies with who take no equity in your project, fund based on the credit worthiness of the investment grade entity (triple B or higher on S&P or Moody's) involved in your project.

Great for all projects/companies including energy retrofits, get paid upfront based on your contract to retrofit for energy savings.

We work closely with the borrower and their investment grade entity to get all agreements in place. For this reason we need good and direct communication with borrower.

No brokers or consultants looking to get an equity piece for finding funding.
