Restaurant Investment Opportunity

INVESTOR WANTED
Italian Restaurant in Central Florida

Asking Price: $199,000.
Gross Income: 507,000.
Cash Flow: 178,000.
FF&E: $100,000.

I'm seeking an investor for a well-established 3,200 sq ft. Italian Restaurant located in a very busy Publix center. The location seats 75 guests inside (including dining and bar area) and 15 outside, and is fully staffed with 6 employees.

The numbers speak for themselves:
I am offering the repayment of a $200,000 investment in 2 years at the return rate of $100,000. per year, with an additional $50,000.00 return after the 3rd year.

The business is already operating successfully, and making money being run absentee. The restaurant menu would be improved and enhanced in every way, as would the interior decor. The restaurant website would be redesigned, and delivery would be added to it's offerings. The restaurant would feature the only gluten-free kitchen in the state of Florida, making it a "news-worthy" venture, allowing us to capitalize on a quickly growing segment of the food service industry. Social media (Facebook, Twitter, FourSquare, etc.) would be used to drive additional business, and local press releases, articles, and TV news appearances will generate extra traffic. My goal would be to reach $1,000,000. in gross annual sales within 3 years, then partner again in a larger venture.
