Description: I recently took a trip to Mexico in search of investment property... and I found some pretty good deals along the Yucatan Coastline. Of course, you have to out smart the Mexican People, because they will double the price if a Foreigner asks... However, I think there is opportunity, especially in buying 5-10 acres and building a Restaurant/small Hotel... Since it is Mexico I wouldn't want to do this by myself.

The strategy would be to build one near Campeche, one in Merida, one in Valladolid, and one near Playa Del Carmen. These cities are major Tourist stops and close to Ancient Ruins and it would allow a new way to explore Mexico without paying for the All Inclusive Resorts Prices. Because, people travel to these cities once they are in Mexico... Plus it would give the investors a free place to stay in Mexico.

Land acq. cost = $5k-12k depending on site
Restaurant cost = $30k
Hotel cost = $50k (with pool, massage cabana)
landscape cost = $5k
misc. cost = $10k

total construction for each Hotel/Restaurant = $85k - $110k
revenue = $250 for the Restaurant per day
= $300 for the Hotel ( 10 rooms) per day

or = $16,000 per month (100% percent occupancy)
= $6,400 per month ( 40% percent occupancy)

Manger Salary $600 per month
Staff Salary $1,000 per month
electric $500 per month
Misc. Costs $1,000 per month

Profit of $3,300 to $12,900 per month at each hotel x (5)

Exit Strategy 2 years, because you don't have to pay capital gains after 2 years in Mexico. Or this could be a long term hold if we're making $200k - $500k each year..

each Hotel should be worth $400,000 plus additional land (lots)

The land would be put in a trust with all the investors names. I'm guesstimating 10 - 20 Investors with $30k - $50k

Construction would only take 6 months to complete each Hotel
