Want more clients 4 mortgages without spending a lot on advertising

I have been trying now for a few months now and have put out quite a bit of money for advertising - I assume my verbiage is not where it should be. I am also new to the business world. Would really like to NOT keep making mistakes.

Hi Linda,
I've been struggling to launch my new web advertising site (http://bungeebones.com) so maybe we can partner? I produce a small script that inserts in your web page. It advertises not just me, but currently 1600 other sites in a neatly organized web directory (a nice feature for your user's enjoyment).

At the same time, your link is displayed in all the other installs and prominently in their sidebar of your category (i.e. the sidebar of their mortgage category). Theirs is displayed in your directory's sidebar of their category.

Everyone else (those who don't install the software) can sign up for free or paid links. If and/or when they ever sign up for any paid advertising you get half their advertising payment FOR THE LIFE OF THEIR COMMITMENT.

Here is the bottom line on what I offer ... you said you have spent a lot of money advertising. While I believe mine will be the most efficient web advertising system yet, it will not replace that expense. Rather, my goal is to recover and recycle that traffic you bought (and weren't able to close) on its way out of your website and then recycle it to those signed up in the directory. I aggregate your exiting traffic with the traffic from the other installations. The bigger block of traffic can be marketed on everyone's behalf. The sites with the installations double as marketing agents, earning commissions (recovering their own advertising expense). There is no one, perfect advertising method.

Free advertising methods usually dont pan out as much as paid unless you leverage the human end of them. If you have any sort of market advantadge with regards to your mortgages that you can capitalize on, develop a USP (Unique Selling Proposition) and you dont have to spend much on advertising at all. A USP is the one thing that will make the little advertising you can do wayyyyyy more effective. The best way to do this is think what you as a consumer shopping for a mortgage would respond to - what would make you stop and call this company? Figure that out and you'll do just fine.
