A friend has a beachfront house in Antigua that he is looking to sell for $3.9M and is going to pay a 5% commission. Any ideas?

The site is www.villasulloceano.com and the question is, if someone can find the buyer, he would pay 5%, and it is is bought by a high-end villa management company, the price would be reduced by that 5%.
