| Company Information | We have an opportunity to take over the operations of a small restaurant in a resort area. This opportunity is unique in several aspects- First, the current owner owns the building and spent about $200,000 in improvements including a complete remodel and all new equipment. He closed the business after being open less than 2 months. Second, he is not asking for any up-front money. He only wants monthly rent and payment for his equipment totaling $2900/month. This price might be negotiable to some extent.
This is a small location with only a few tables inside, however in the spring and summer months, it has a large patio/deck that will add a considerable amount of space. It is located in the Lake Arrowhead area of Southern California- an upscale resort area with a year-round population of approximately 15,000, but much more in the summer months. It is located on the scenic Rim of the World Highway (Hwy. 18) which is the major artery linking this area to San Bernardino and Big Bear. It is also located on one of the three intersections that go to Lake Arrowhead. This is an excellent location with high traffic on a daily basis. There are other businesses in the area and the area is growing rapidly due to the expansion of neighboring Willow Woods. The business would be operated day-to-day by my wife and I. We have an extensive background in food service having owned. operated, and managed numerous restaurants in the past. The restaurant was serving Asian food when it closed, however we would like to change the concept to Italian with the focus being on low-priced/ high margin simple fare that can be made quickly. Due to the limited kitchen space and dining area, we feel this would be a better choice for this location. In the past, it was operated successfully as a Mexican restaurant which moved to a larger location and, prior to that, as a very popular Italian restaurant which also moved to another location. In the brief time it was opened it was operating at break-even or slightly above. However, there were many problems during its brief time and these, no doubt, hurt sales. |
| Position Information | We are looking for a silent partner who has the financial ability to purchase our opening inventory ($3000-$5000) and then help us meet expenses on a monthly basis when necessary. Our expectation is that this would be needed only in the winter months when sales will be slower and would probably not exceed a few thousand dollars in any month. In exchange, we would offer a split of profits. |
