Needs to have space for delivery of trucks with paper, cardboard etc to leave their loads.

Consider contacting your local Commercial Realtor - this is their specialty. AND even if the space need is small they will know the area, zoning, codes and etc. Typically a professional Commercial Realtor will also have their 'ear to the ground' of the local businesses that have spare space they would love to rent out or sublet. Lastly the properties they represent often will be less expensive than renting from a 'self storage' area. Most Commercial Realtors also have website with listings you can view online.
If that avenue does not work for you, consider contacting your Local Chamber of Commerce and ask the local Director if they know of local businesses with space to let.

Go to loopnet.com. There you may find what you want in your area. Be careful when talking with commercial realter, make sure their specilized in your needs, there are several different types of commercial realtors. Start with loopnet then go from there.
